Condominium Board Oversight
AI-Enhanced Financial Reporting & Reserve Planning
Closing the Gap Between Financial Reporting and Board Accountability
Most condominium boards receive a monthly financial package from their property management company — and most volunteer board members don't have the background to fully evaluate what's in it. That gap isn't anyone's fault. But it means errors go unaddressed, reserve funding gaps go unnoticed, and boards end up trusting a report they can't really assess.I help boards and the companies that manage them close that gap — using AI as a tool to make financial oversight faster, clearer, and something a volunteer board can actually sustain month over month.
Since 2011, I've run my own independent consulting practice, Berberich Associates, advising organizations on operational and financial performance improvement. Before that, I spent nearly five decades in industry — including seven years at GE Aircraft Engine Group, nine years as Director of Materials & Logistics at Emerson Electric, and senior executive roles in supply chain, procurement, and working capital leadership, including Vice President of Supply Chain & Working Capital Management at a global metals manufacturer with 7,000 employees across North America, Europe, and Asia. That's the same discipline I now apply to condominium governance: identifying where the numbers don't add up, and building a process that catches it next time — not just this time.I hold an MBA in Management from Murray State University, and I currently serve on the board of my own condominium community, where I personally redesigned our financial oversight process using AI.
